Patrick Foley joined Paceline in August 2026 and supports the Finance team’s portfolio reporting and analysis, helping evaluate the impact of capital and asset management decisions across the portfolio. Prior to Paceline, Patrick was a Senior Portfolio Management Analyst in the Investment Management Group at Invitation Homes (NYSE: INVH), a nationwide owner and operator of 100,000+ single-family rental homes. There, he led valuation and financial modeling for portfolio and platform deals, underwrote single-asset and community-level acquisitions, and supported joint venture capital commitments and portfolio performance analytics.
Before Invitation Homes, Patrick was a Market Intelligence Analyst on the Innovation Team at Avison Young, a global commercial real estate advisory firm, where he built valuation models for golf courses, led multifamily rent forecasting, and automated broker financial analysis to support investment and development advisory work.
Patrick received a B.S. in Economics with Financial Applications and a minor in Mathematics from Southern Methodist University.
