The Delta Hotel Virginia Beach Bayfront Suites was built in 1986 and most recently underwent a comprehensive renovation, conversion and rebranding that was completed in 2021. The Hotel has 295-rooms and amenities including two restaurants, 12,000 square feet of meeting space, outdoor pool, and direct access to private beachfront. The Delta is located along the Virginia Beach bayfront, less than 10 miles from the heart of Virginia Beach and Atlantic Ave. Notably, the Delta is the only Property that owns its beachfront in the submarket.
The Marriott Boston Quincy was developed in 2001 and underwent a complete renovation in 2020. The 464-room hotel features over 17,000 square feet of meeting space, including 12,228 square feet of ballroom space. The amenities include a bar and restaurant, spacious lobby, indoor pool, fitness center and a 280-space enclosed parking garage. It is the only full-service hotel within an 8-mile radius, which allows it to host large events and capitalize on the ongoing leisure and business travel recovery underway in the suburban Boston market.
The Sheraton Boston Needham Hotel is a 247-room full-service hotel with a full suite of amenities. Just outside Boston, the hotel is well located on the I-95 Corridor, within the 41-acre Needham Crossing business district home to a diverse tenant base, including office, flex/industrial, multi-family, and retail.
The Sheraton Suites Galleria-Atlanta, developed in 1990 and renovated in 2013, has 278 rooms and amenities including two restaurants, 4,000 square feet of meeting space, and a 352-space parking garage. The hotel is in the Cumberland/Galleria submarket of Atlanta, GA and sits within walking distance of The Battery, a $1.1bn mixed use development home to Truist Park (home of the Atlanta Braves), Class-A office, residential, retail, restaurants, and a concert venue. Paceline is planning a near-term, extensive property improvement plan to elevate the guest room experience.
The Holiday Inn Express & Suites Charlotte – Ballantyne was built in 2019 and is a 123-room limited-service hotel with amenities including an outdoor pool, meeting space and fitness center. Located in the Ballantyne area of Charlotte, North Carolina, the hotel is situated along Route 521 only two miles south of Ballantyne Corporate Park, which is home to a diverse tenant base and notable corporate activity in the area. The hotel is also expected to benefit from future demand upon completion of construction of the nearby acute care focused Novant Health Ballantyne Medical Center.
The TownePlace Suites by Marriott Charlotte Fort Mill was built in 2018 and is a 105-room limited-service extended-stay hotel with amenities including a full kitchen in every room, outdoor pool, meeting space and fitness center. Located in the Fort Mill area immediately south of the Ballantyne area, the hotel is also located on Route 521 four miles south of Ballantyne Corporate Park.
The Fairfield Inn & Suites by Marriott Orlando International Drive/Convention Center, built in 2001 and renovated in 2013, has 160 rooms and amenities including an outdoor pool, meeting space, business center and fitness center. The hotel is located in the International Drive area of Orlando within walking distance of ICON Park and many restaurant and entertainment venues.
The Residence Inn Orlando by Marriott Near Universal Orlando, built in 2018 and comprised of 195 rooms, includes a full kitchen in every room, outdoor pool, meeting space, business center, fitness center and putting green. The hotel is located in the International Drive area of Orlando and benefits from numerous demand drivers including Universal Orlando and the Convention Center.
The 115-key Home2 Suites was developed in 2014 and recently underwent a renovation in 2023. The Home2 caters to extended stay guests with a large all-suite room product, averaging 360 square feet per room, which is well above the NYC average. We believe that the Hotel is well positioned as a cost-alternative to Manhattan hotels and is only 10 minutes away from Manhattan via public transportation. Originally an industrial neighborhood, Long Island City was rezoned to residential and commercial use in 2001 and has since experienced a rapid development to now include several corporate headquarters and numerous recently built luxury apartments.
The 304-key Renaissance Dallas at Plano Legacy West was developed in 2017 in conjunction with the completion of Legacy West. Legacy West is a +$2 billion mixed-use development that includes luxury retail, upscale apartments, numerous restaurants, and Class A office buildings along a four-block strip. Legacy West has become a premier shopping destination in the North Dallas MSA, as the retail is anchored by Louis Vuitton, Gucci, Tiffany & Co. and Lululemon. The property is located within 1.5 miles of numerous regional corporate headquarters including J.P. Morgan, Toyota, and Dr. Pepper / Snapple. As such, the hotel’s premier location and amenities, including a rooftop pool and bar, a 474-space dedicated garage, and 35,000 square feet of meeting space, cater to both leisure and business travelers.
